The Day Before
Pre-Photography Checklist
Deep Clean Everything
Clean all surfaces, floors, and windows. Dust ceiling fans, light fixtures, and baseboards. Sparkling clean homes photograph beautifully.
Declutter Surfaces
Clear countertops, tables, and shelves. Remove excess items and keep only a few decorative pieces. Less is more in photography.
Hide Personal Items
Remove family photos, personal toiletries, medications, and mail. Buyers need to envision themselves in your space.
Prepare Bedrooms
Make beds with fresh, neutral linens. Fluff pillows and add a few accent pieces. Remove items from nightstands.
Tidy Outdoor Spaces
Mow the lawn, trim bushes, and remove yard debris. Put away garden tools, hoses, and toys. First impressions start outside.
Clear the Driveway
Remove all vehicles from the driveway and front of the house. Park down the street or in the garage during the shoot.
Photo Day
Tips for Photography Day
Maximize Natural Light
Open all blinds, curtains, and shutters. Natural light makes rooms feel larger and more inviting in photographs.
Turn On All Lights
Switch on every light in the house, including lamps, under-cabinet lights, and closet lights. Replace any burned-out bulbs.
Turn Off Ceiling Fans
Ceiling fans create blur in photos. Turn them all off before the photographer arrives.
Hide Everyday Items
Remove trash cans, cleaning supplies, dish racks, and paper towels from view. These items distract from your home's features.
Add Fresh Touches
Place fresh flowers or greenery in key rooms. Set out fresh fruit in the kitchen. These small touches add life to photos.
Secure Pets
Keep pets in a secure area away from the shoot. Remove pet beds, bowls, and toys from visible areas.
Room by Room
Key Areas to Focus On
Living Room
Create an open, inviting space. Arrange furniture to highlight the room's size and flow. Add fresh pillows and a throw blanket.
Kitchen
Clear all countertops except a few decorative items. Hide small appliances. Clean stovetop and sink until they shine.
Primary Bedroom
Create a hotel-like presentation. Use matching bedding, minimal nightstand items, and remove personal photos.
Bathrooms
Achieve a spa-like feel. Remove all products, hang fresh towels, close toilet lids, and make surfaces sparkle.
Exterior
Boost curb appeal with a clean entrance, potted plants, and tidy landscaping. Stage outdoor living areas with furniture.
Common Questions
Photography FAQs
Most residential photo shoots take 1-2 hours depending on the size of the home. Larger properties or those with extensive outdoor spaces may take longer. We recommend allowing a 2-hour window.
It's usually best if you're not home during the shoot, as it allows the photographer to work efficiently. If you must be present, we ask that you stay out of the rooms being photographed.
We monitor weather conditions and will reschedule if necessary for exterior shots. Overcast days can actually be ideal for interior photography as they provide soft, even lighting.
Professional photos are typically edited and delivered within 24-48 hours after the shoot. Rush delivery is available if needed for time-sensitive listings.
Yes! Twilight photos showcase your home beautifully lit against the evening sky. Drone photography is excellent for properties with acreage, views, or unique features. Ask about adding these to your listing.
